We are based next door

Our office is at 217/14 Lexington Drive, which puts Norwest inside a few minutes of our front door. That matters more than it sounds. Being close means our director can be on site when a decision needs eyes on it rather than when the schedule allows, and it means our trades and suppliers are already working in this area every week.

A newer suburb asks for different work

Norwest is not knockdown rebuild territory in the way Castle Hill or Epping are. Most of the housing here is relatively young, well built and nowhere near the end of its life. Pulling down a sound modern home rarely makes sense.

What we get asked for here is usually the other half of the property. Homes that went up without a pool, with a courtyard that was never finished, or with a back yard that has been sitting as lawn and a clothesline since handover. The house is done. The outside never was.

That suits us, because outdoor work is where this business started. Refined Gardens came before Refined Homes, and structural landscaping is still what we are best known for among people who have used us twice.

Pool and landscape together

The two are the same project, and splitting them across two contractors is how you end up with a pool sitting in a building site for another year. Our Willoughby project is a good example of the pair done as one.

Custom homes

Where there is a block to build on, we build new homes too, with the pool and landscaping in the same contract. Our nearest completed home is the Seven Hills project.

Adding a pool to a finished home

Retrofitting a pool into an established property is a different exercise to building one alongside a new house. The lawn, the fencing, the paving and sometimes the services are already in place, and the question becomes how machinery gets to the back of the block and what has to be lifted and reinstated on the way through.

It is very doable. It just needs the access and reinstatement worked out and priced honestly at the start, rather than discovered once the fence panels are off.

How a build works with us

Start with a conversation. An intro call, then a site visit. We look at your block, listen to the brief and give you a straight early read on scope and budget.

Design and approvals. We do not draw the plans or lodge the approvals, but we stay involved through that stage so what comes out of it is something we can actually build to budget.

A detailed, fixed quote. Inclusions spelt out line by line. We price what is documented and flag the gaps other builders price around, so the number you sign is the number you build to.

The build. Our director runs the site from start to handover, and you deal with him throughout. We limit how many projects we take on each year, which is why we can promise that.

How much does a concrete pool cost?

A quality concrete pool in Sydney starts from around $100,000 once coping, surrounds, fencing and equipment are included. Tight access, sloping sites and premium finishes like fully tiled interiors take budgets beyond that, and every project is priced on its own merits. We quote the whole finished result, not a shell price with the real costs waiting in the fine print.

Can you get machinery into an established back yard?

Usually, and where a crane or a large excavator cannot reach we plan around smaller machinery and staged excavation instead. The access plan is worked out before we price, so the number you sign already reflects your block rather than a best case.

Do you take on landscaping without a pool?

Yes. Structural landscaping is where this business began and we are happy to take it on as its own project, particularly retaining, levels and outdoor living rather than planting alone.
