Building in Thornleigh

Thornleigh is a practical, well located suburb on the northern rail line, with a good share of solid mid century housing on blocks that have quietly become the valuable part of the property. It does not trade on prestige the way some of its neighbours do, and that is part of the appeal: you get the location, the trees and the schools without paying the premium two stations further north.

The houses, though, were built for a different way of living. Small separate rooms, minimal connection to the back yard, and services that have done their time.

Keep the location, replace the house

A rebuild here is rarely about wanting somewhere grander. It is usually about staying put. The street works, the commute works, the kids are settled, and the only thing that does not work is the house.

What changes most in a rebuild on a block like this is the relationship between the living areas and the back yard. Older homes in this corridor tend to treat the garden as somewhere you occasionally go. A new home can make it the room you use most, which is worth designing for deliberately rather than adding a deck to afterwards.

Our Pennant Hills pool is a few minutes away and is a good illustration of how we think about constrained blocks. The pool shell went in before the house was built, because getting machinery into the rear afterwards would not have been possible. Working that out at the start rather than discovering it later is most of what separates a smooth job from an expensive one.

How a build works with us

Start with a conversation. An intro call, then a site visit. We look at your block, listen to the brief and give you a straight early read on scope and budget.

Design and approvals. We do not draw the plans or lodge the approvals, but we stay involved through that stage so what comes out of it is something we can actually build to budget.

A detailed, fixed quote. Inclusions spelt out line by line. We price what is documented and flag the gaps other builders price around, so the number you sign is the number you build to.

The build. Our director runs the site from start to handover, and you deal with him throughout. We limit how many projects we take on each year, which is why we can promise that.

How long does the whole process take?

The front end depends on design and approvals. We do not draw the plans or lodge the approvals, but we stay involved through that stage so what comes out of it is something we can actually build to budget. Once there are approved plans you get a construction program with the quote, and we tell you early if something starts tracking off it rather than at the end.

Do we need to move out?

For a knockdown rebuild, yes, from demolition through to handover. It is worth putting rent in the budget from the start, and it is one of the numbers we raise in the first conversation rather than letting it surface once you are committed.

Can you do the pool and garden at the same time?

That is the way we prefer to work. Pool, home and landscaping under one contract means the levels, drainage and access get resolved together, and there is no second contractor arriving months later to dig up finished work.

Can you get machinery into an established back yard?

Usually, and where a crane or a large excavator cannot reach we plan around smaller machinery and staged excavation instead. The access plan is worked out before we price, so the number you sign already reflects your block rather than a best case.
