Building in Mosman
Mosman is one of the harder places in Sydney to build well. Heritage homes and conservation areas limit what can be touched, blocks are steep and often tightly held between neighbours, mature trees are protected, and street access can rule out the machinery a job would normally use. None of that shows up on a plan. All of it shows up on site.
That is the kind of work we chase rather than avoid, and it is why our Mosman project is a pool and landscape rather than a house.
The project we built here
Our Mosman project was a complete pool and landscape transformation woven around a heritage home, and almost nothing about it was standard. A fully tiled pool interior. Strict tree protection conditions dictating where and how we could work. A permeable driveway. Complex boundary fencing negotiated with the neighbours. A brief to marry the property’s original sandstone into a clean modern landscape rather than hide it.
Even the front gate needed engineering. Site constraints meant it could not swing in or out, so it was built to travel on rails, curving away down the side of the property. Nobody notices that gate now, which is exactly the point.
The whole job ran through COVID with the owners overseas for the duration. Every selection and every decision was handled remotely, with regular photo and video updates, so they always knew where their project stood from the other side of the world.

Structural landscaping is where this business started. Retaining, levels, drainage, sandstone and planting, designed so the outside of a heritage home reads as though it was always that way. Gardens and outdoor living.

We build new homes across the North Shore, and we are glad to look at a Mosman block. Our completed work in the suburb is the pool and landscape above, so if you want to see a finished house from us, the Westleigh home is the better example.
Working with heritage
Protected trees, conservation controls and original stonework are constraints to design around, not obstacles to bulldoze. Getting them right early is what keeps a project moving once it starts.
Access is the Mosman problem
On most Mosman sites the real question is not what you want built. It is how the machinery, the concrete and the materials are going to reach the back of the property, and what happens to the trees and the neighbours while they do.
We work that out before we price, not after. Where a crane cannot reach, the plan shifts to smaller machinery, staged excavation and negotiated access. On our Balmain pool that meant bringing everything in through the supermarket site behind. If your block has other builders scratching their heads, it is usually our kind of project.
How a build works with us
Start with a conversation. An intro call, then a site visit. We look at your block, listen to the brief and give you a straight early read on scope and budget.
Design and approvals. We do not draw the plans or lodge the approvals, but we stay involved through that stage so what comes out of it is something we can actually build to budget.
A detailed, fixed quote. Inclusions spelt out line by line. We price what is documented and flag the gaps other builders price around, so the number you sign is the number you build to.
The build. Our director runs the site from start to handover, and you deal with him throughout. We limit how many projects we take on each year, which is why we can promise that.

Common questions
Can you build with no crane access?
Usually, yes. It changes the method and it changes the price, so the access plan is worked out before we quote rather than discovered on the first week of site works. That way the number you sign already reflects your block.
How much does a concrete pool cost in Mosman?
A quality concrete pool in Sydney starts from around $100,000 once coping, surrounds, fencing and equipment are included. Tight access, steep sites and premium finishes like fully tiled interiors take budgets beyond that, and Mosman blocks frequently involve all three.
Do you work around protected trees?
Regularly. Tree protection zones dictate where machinery can track, where you can excavate and sometimes where the pool can physically go. They are a design input, and on our Mosman project they shaped the whole sequence of works.
