Pennant Hills project: a pool built in two stages with a new home

Completed Project: Pennant Hills, NSW

The pool that went in before the house

Engaged to build the pool alongside a new dream home, we excavated and installed the concrete shell before construction began, then returned as the house was finished to complete the works. Smart sequencing on a site where access was about to disappear.

Project overview

A pool sequenced around the dream home

The owners were building their dream home in Pennant Hills and wanted the pool to be part of it from day one, not an afterthought dug through a finished garden. They engaged us before construction began, and that early conversation shaped everything. Once the house went up, machine access to the backyard would be gone. So we went in first: excavation done and the concrete shell installed while the block was still open.

Then the house took over the site. As construction wound down we returned to finish the pool properly: travertine coping and surrounds, a Bisazza glass mosaic waterline and frameless glass fencing. When the family moved into their new home, the pool was ready with it.

The challenge

Two builds on one block

Running a pool build around a home build means two programs, two sets of trades and one tight site. The home was owner built, which added another layer: we worked through a number of complexities with the owner builder and the certifiers to keep both projects moving and compliant, coordinating inspections and approvals so neither build held up the other.

The shell also had to survive months of house construction happening around it, protected and set aside until we came back. It is the kind of project that rewards planning: decisions made before a single machine arrived are the reason the finished pool looks like it was always meant to be there. Because it was.

Key features

What we delivered

Shell in before the house

Excavation and the concrete shell completed while the block was open, before home construction closed off machine access for good.

Two stage delivery

One plan, two mobilisations: structural work first, finishing trades at the end. The pool was ready the day the family moved in.

Working with an owner builder

We slotted our program around the home build, coordinating site access, trades and timing with the owners running their own project.

Certifier coordination

Pool and home approvals had to work together. We worked through the complexities with the certifiers so both builds stayed compliant and moving.

Travertine coping and surrounds

Silver travertine wraps the pool and paving, cool underfoot and timeless against the brick home behind it.

Bisazza mosaic waterline

A glass mosaic waterline band in deep blue, the detail that lifts the whole pool every time the light catches it.

Frameless glass fencing

Fully frameless glass keeps the pool safe and compliant without walling it off from the home and garden around it.

Design & construct

Excavation, engineering, construction and finishes delivered by the one Refined Group team across both stages. No gaps between the vision and the delivery.
