Lindfield judges you from the street
Lindfield is a suburb of established streets, deep front setbacks and a lot of mature planting. What people notice about a property here is the approach: the front garden, how the house sits behind it, the driveway, the fencing and the trees framing all of it. The interior might be the reason you build, but the front is what the street sees for the next thirty years.
That makes the landscape work more important here than in a newer suburb where every house sits the same distance from the kerb on a bare block.
Landscaping is our first trade, not our last
Refined Group started in 2005 as a landscape construction business and moved into building homes from there. It still shows in how we work. The gardens, retaining, driveways and outdoor living are built by our own team, under the same contract as the house, rather than handed to a landscaper months after handover.
The practical effect on a Lindfield block is that the front and back are finished when the house is. No hoarding sitting there through winter while a second contractor is engaged, and no compromise where the driveway meets the garden because two trades set the levels independently.

Our nearest work
For a finished house on a leafy street, our Westleigh home is the closest comparison. That project came to us with plans already approved and the honest advice at the time was that the design was too modern for its street. The provincial facade that replaced it is why the house looks like it has always been there. We no longer take on design work ourselves, but if plans are going to sit awkwardly in a Lindfield street we would still rather say so before you build than after.
For outdoor work, the Willoughby pool and outdoor rooms is the closest example of a whole rear garden built as one project.
How a build works with us
Start with a conversation. An intro call, then a site visit. We look at your block, listen to the brief and give you a straight early read on scope and budget.
Design and approvals. We do not draw the plans or lodge the approvals, but we stay involved through that stage so what comes out of it is something we can actually build to budget.
A detailed, fixed quote. Inclusions spelt out line by line. We price what is documented and flag the gaps other builders price around, so the number you sign is the number you build to.
The build. Our director runs the site from start to handover, and you deal with him throughout. We limit how many projects we take on each year, which is why we can promise that.

Common questions
How long does the whole process take?
The front end depends on design and approvals. We do not draw the plans or lodge the approvals, but we stay involved through that stage so what comes out of it is something we can actually build to budget. Once there are approved plans you get a construction program with the quote, and we tell you early if something starts tracking off it rather than at the end.
Do you take on landscaping on its own?
Yes. Structural landscaping is where this business began and we still take it on as its own project, particularly retaining, levels, terracing and outdoor living rather than planting alone.
Do you build on battleaxe and sloping blocks?
Regularly. Slope, tight access and awkward geometry are problems to plan around rather than dealbreakers, and they are the projects we tend to enjoy most. Bring us the block other builders have been vague about.
