Bella Vista is home ground: our office is at 217/14 Lexington Drive, and this is the suburb we know better than any other. Being minutes from every site means our director can have eyes on your project whenever a decision needs them, not once a fortnight when the schedule allows. Our trades work these streets every week, our suppliers deliver here daily, and the council requirements are ones we deal with constantly.
Most of Bella Vista was built through the 1990s and 2000s, and its first generation of homes is now 20 to 30 years old. The blocks are generous, the streets are established and the location keeps improving, with the Metro on the doorstep and Norwest Business Park minutes away. Every home we build is designed for its block, its owners and the way they actually live, then built by the same director led team from first plans to handover. We limit how many projects we run at once so each one gets that attention. Our Kellyville custom home, ten minutes up the road, was a finalist in the 2023 HIA NSW Awards for both Custom Built Home and New Kitchen, and it is the standard every project we take on is held to.
Knockdown rebuilds
The smart path for a suburb like this one. A knockdown rebuild keeps everything you chose Bella Vista for, the street, the schools, the neighbours, and replaces the ageing house with a home built for the next thirty years. We are involved from the design stage onwards, then build it, with the landscaping that finishes the job under the same contract. Pools

Renovate or rebuild?
We take on select renovation and extension work where it genuinely suits the house, and we are happy to look at yours. But we build new homes for a living, and our honest experience in Bella Vista is that once a renovation grows past a certain scope, a knockdown rebuild delivers a better home for similar money. How a build works with us
Start with a conversation. An intro call, then a site visit. We look at your block, listen to the brief and give you a straight early read on scope and budget.
Design input and pricing. We no longer draw plans ourselves, but we sit in the design process with you and your architect, because we did design for years and we know what drives cost. We price what is drawn and test it against your budget early, while changes are still lines on paper.
A detailed, fixed quote. Inclusions spelt out line by line. We price what is documented and flag the gaps other builders price around, so the number you sign is the number you build to.
The build. Our director runs the site from demolition to handover, and you deal with him throughout. We limit our projects each year, which is why we can promise that.

Common questions
How much does a knockdown rebuild cost in Bella Vista?
Demolition on a typical Bella Vista block generally runs $25,000 to $45,000 depending on size, asbestos and access. The new home is priced on its design and inclusions rather than a rate per square metre. We quote the whole finished result, landscaping and pool included where they are part of the brief, so the real number is in front of you before you sign rather than arriving later as variations.
How long does the whole process take?
The front end depends on design and approvals. We do not draw the plans or lodge the approvals, but we stay involved through that stage so what comes out of it is something we can actually build to budget. Once there are approved plans you get a construction program with the quote, and we tell you early if something starts tracking behind rather than at the end.
Do we need to move out?
Yes, from demolition through to handover. It is worth putting rent in the budget from the start, and it is one of the numbers we raise in the first conversation rather than letting it surface once you are committed.
Can you build the pool and garden at the same time?
