Building in Westmead
Westmead sits at the centre of Western Sydney, next to one of the largest health and education precincts in the country, with the light rail, Parramatta and the motorway network all within easy reach. Blocks here are generous by Sydney standards and the suburb is changing steadily as older housing gives way to new family homes.
It is also a suburb where households often need to house more than one generation, or want the block to earn its keep. That shapes a lot of what we get asked to build here.
The home we built here
Our Westmead project was named a finalist in the 2019 HIA NSW Awards. It is a 45 square contemporary home with a self contained granny flat and full landscaping on a single block: a dark brick and cladding facade, a native front garden, a drive through garage and a full size alfresco the living space opens straight onto.
The part clients ask about most is the sequencing. We built the granny flat first, so the owners lived on site rent free for the whole 15 month build of the main house, then rented the flat out once they moved in. On a build of that length, that decision alone is worth more than most of the upgrades people agonise over.

Custom homes
New family homes on Westmead blocks, designed around how the household actually lives rather than a display village floor plan. Larger blocks here leave room for genuine entertaining space, which is what most Westmead briefs come back to.
Granny flats and dual living
A second dwelling on the block, whether that is for family, for rent, or as somewhere to live while the main house goes up. Built to the same standard as the house, not treated as an afterthought, and sequenced deliberately so it works for you during the build as well as after it.
Knockdown rebuilds
Plenty of Westmead blocks carry a house well past its useful life. A rebuild keeps the location and the land and replaces the house with something built for the next thirty years. We manage demolition, site preparation, construction and the landscaping.
Pools and gardens
Designed with the house rather than after it, so levels, drainage and the view from the living areas all resolve together. Concrete pools and gardens under the same contract.
Making the block work harder
The Westmead question is rarely just what house goes on the block. It is what else the block can carry, and in what order. A second dwelling can remove your rent during construction, produce an income afterwards, or keep family close while giving everyone their own front door.
Those are decisions worth making before the plans are finished, not after. Because we build the house, the second dwelling, the pool and the landscaping under one contract, the staging can be planned around your circumstances rather than around what suits a builder’s schedule.
How a build works with us
Start with a conversation. An intro call, then a site visit. We look at your block, listen to the brief and give you a straight early read on scope and budget.
Design and approvals. We do not draw the plans or lodge the approvals, but we stay involved through that stage so what comes out of it is something we can actually build to budget.
A detailed, fixed quote. Inclusions spelt out line by line. We price what is documented and flag the gaps other builders price around, so the number you sign is the number you build to.
The build. Our director runs the site from start to handover, and you deal with him throughout. We limit how many projects we take on each year, which is why we can promise that.

Common questions
Can I live on site while you build?
On the right block, yes, and it is one of the most useful things a dual dwelling build can do for you. We did exactly that in Westmead: the granny flat went up first and the owners lived in it rent free for the whole main build. Whether it is permitted on your block is a planning question for your designer or planner. What we can speak to is the build side of it: access, staging and how living on site actually works while a house goes up around you.
How much does a custom home in Westmead cost?
Custom home builds with us generally start from $1 million, with pools and landscaping scoped as part of the same contract. A second dwelling changes both the cost and the sequencing, so it is worth putting on the table in the first conversation.
Do you build granny flats on their own?
We are set up for whole of block projects rather than standalone secondary dwellings, so a granny flat on its own is usually not the best use of our team or your money. If it is part of a larger plan for the block, that is squarely what we do.
