Cherrybrook’s first homes are reaching the end

Cherrybrook was largely built out in one push, on big blocks, with a lot of trees left standing. That gave the suburb its character: wide leafy streets, generous back yards and a genuine sense of space that newer estates cannot manufacture.

It also means a large share of the housing stock is the same age, and that age is now the point at which kitchens, bathrooms, layouts and services all come due at once. Add the Metro station and the suburb has become considerably more valuable than it was when those homes went up.

The result is a suburb full of families who love where they live, on land worth more than the house standing on it, wondering whether to patch it up again or start properly.

Keep the block, replace the house

The case for a rebuild in Cherrybrook is unusually clean. You are not moving away from the trees, the schools or the neighbours you chose. You are replacing a house designed around how families lived several decades ago with one designed around how yours lives now, and you are doing it on a block that would be very expensive to buy today.

Our work nearby

Our closest completed project is the Pennant Hills pool, minutes away, where we put the pool shell in before the house was built because access afterwards would have been impossible. It is a good illustration of the thinking a treed, constrained block needs: work out the sequence first, then build.

For a finished house, the Westleigh home is the closest comparison in character. Leafy street, sloping block, and a home stepped across three levels to follow the land rather than flatten it.

How a build works with us

Start with a conversation. An intro call, then a site visit. We look at your block, listen to the brief and give you a straight early read on scope and budget.

Design and approvals. We do not draw the plans or lodge the approvals, but we stay involved through that stage so what comes out of it is something we can actually build to budget.

A detailed, fixed quote. Inclusions spelt out line by line. We price what is documented and flag the gaps other builders price around, so the number you sign is the number you build to.

The build. Our director runs the site from start to handover, and you deal with him throughout. We limit how many projects we take on each year, which is why we can promise that.

How long does the whole process take?

The front end depends on design and approvals. We do not draw the plans or lodge the approvals, but we stay involved through that stage so what comes out of it is something we can actually build to budget. Once there are approved plans you get a construction program with the quote, and we tell you early if something starts tracking off it rather than at the end.

Do we need to move out?

For a knockdown rebuild, yes, from demolition through to handover. It is worth putting rent in the budget from the start, and it is one of the numbers we raise in the first conversation rather than letting it surface once you are committed.

Can you build around established trees?

Regularly, and in Cherrybrook it is usually the defining constraint. Protection zones dictate where you can excavate and where machinery can track, so they belong in the plan from the beginning rather than as a surprise once the job is running.

Can you do the pool and garden at the same time?

That is the way we prefer to work. Pool, home and landscaping under one contract means levels, drainage and access get resolved together, and there is no second contractor arriving months later to dig up finished work.
